The hotel sits at the top of a large grass-covered hill at the end of a driveway that is over 300 feet long. The hill sits on the edge of the Atlantic Ocean.

The large hotel is made of clapboard and bricks that had clearly seen better days. It has a shingle roof. The paint is losing its battle with the salty air from the ocean. But even with all this, the hotel still gives off an inviting and warm welcome feeling.

The beach to the north of Runner's Harbor was a series of curves with several small inlets and coves. The beach to the south of the hotel was basically one long stretch of white sand.

There is a dilapidated boat house on the beach at the hotel that looks like it has not been used for years. The only entrance faces the ocean as the rear wall was built into the hillside. A dock juts out from the boat house into the water.
